What Does It Cost to Sell a Home in Florida?
Your selling costs depend on your agreements, mortgage payoff, property and closing arrangements. Plan for negotiated brokerage fees, applicable taxes and closing charges, preparation expenses and any agreed buyer credits. Start with a seller net sheet rather than a single percentage estimate.
Costs to Review Before Listing
Brokerage Fees
Real estate commissions and brokerage fees are negotiable; there is no standard required rate. Review the services and compensation in your listing agreement, along with any buyer-broker compensation or concessions you choose to offer or agree to pay.
Closing Charges and Taxes
Depending on your contract and closing arrangements, your share may include title-related charges, settlement fees, recording charges and Florida documentary stamp tax on the deed. Ask your closing provider to identify each charge and who is responsible for it rather than assuming one statewide percentage.
Mortgage Payoff and Other Balances
Your remaining mortgage and any other liens reduce your proceeds, although paying off principal is different from a selling fee. Obtain a payoff statement that accounts for interest through the expected payoff date and applicable charges. Confirm any association balances or assessments with the closing provider.
Preparation and Negotiated Expenses
Budget for cleaning, landscaping, repairs, staging and photography as applicable. Confirm which services your brokerage includes and which you pay separately before authorizing work.
A buyer may request repairs or credits following an inspection. A request alone does not make you responsible for every item; obligations depend on the contract and any amendments you agree to. Include agreed credits, moving expenses and possible overlap between homes in your overall plan.
Sale Price Is Not the Same as Net Proceeds
Estimated proceeds = sale price − mortgage and lien payoffs − seller-paid fees and taxes − agreed credits and other adjustments.
Request estimates at more than one sale price and update them when an offer is accepted. Review tax prorations, association charges and assessments in the closing figures. Preparation and moving expenses paid outside closing also affect your overall financial result.
