Homeownership Costs Beyond Your Mortgage

Your ownership budget includes more than principal and interest. Allow for property taxes, insurance, applicable mortgage insurance, HOA or condo fees, utilities and maintenance. Some costs may be collected with your mortgage payment; others are paid separately.

What Does an Escrow Account Cover?

When your loan has an escrow account, your mortgage servicer collects money with your monthly payment to pay covered bills, typically property taxes and insurance, when due. Review your mortgage statement to see what is included rather than assuming every ownership expense is covered.

Escrow payments can change when taxes or insurance costs change. Review your annual escrow analysis for shortages, surpluses and payment adjustments, and contact your servicer if a bill or calculation looks incorrect. A fixed interest rate does not guarantee that your total monthly payment will stay the same.

Property Taxes in Florida

Estimate taxes for your purchase rather than relying on the seller's current tax bill. A change in ownership can affect assessed value, and exemptions depend on eligibility. Ask the county property appraiser about available estimates, homestead requirements and filing deadlines.

Homeowners and Flood Insurance

Obtain property-specific insurance quotes early. Review coverage, deductibles, exclusions and renewal costs. Standard homeowners insurance generally does not cover flood damage; flood coverage is separate and may be required for your loan or worth considering based on the property's risk.

PMI and Other Mortgage Insurance

Conventional loans with less than 20% down generally require private mortgage insurance. FHA mortgage insurance and USDA guarantee fees follow different rules; VA loans do not require PMI. Check your loan documents for the charges that apply and ask your servicer about any removal requirements.

HOA, Condo Fees and Assessments

Association dues are generally paid separately from mortgage escrow. Confirm the amount, payment schedule and exactly what is included. Depending on the community, dues may support common-area maintenance, amenities or certain services.

Review association budgets, reserves and any pending or approved special assessments. Dues can increase, and a special assessment may create an additional expense. Where applicable, include CDD or other non-ad valorem assessments shown on the property's tax bill without counting them twice.

Keep a Reserve for Repairs

Plan for routine maintenance and unexpected repairs in addition to your regular bills. Consider the age and condition of the roof, air conditioning, appliances and other major systems.
